Does a mobile home need a foundation?
Yes, a foundation is always required to ensure the stable and secure installation of a mobile home, and the type of foundation may vary depending on the specific house.
- Used mobile homes
We generally recommend a strip foundation, which provides adequate support. When you purchase a home, we provide a detailed description and a drawing with measurements for building the foundation.
- New mobile homes
For new mobile homes, we usually request a full concrete slab with dimensions matching the home’s footprint. We provide comprehensive documentation and drawings to ensure a smooth and precise installation process.

Are the mobile homes insulated?
Yes, every mobile home is factory-insulated, and the type of insulation depends on the home’s age and model.
Used mobile homes
- Typically have Styrofoam or fiberglass insulation, sufficient for spring, summer, and fall use.
- However, for winter use, the basic insulation alone may not always provide adequate protection. In such cases, we recommend adding extra insulation, which our company can also perform upon request.
New mobile homes
- Are fully insulated.
- Their basic insulation consists of 13–18 cm of polyurethane foam, complemented by an additional 5–10 cm of rock wool, ensuring excellent thermal insulation.
- The thickness of the insulation can be increased further upon request, so the home can perfectly meet your expectations.

What does a “winterized” mobile home mean?
For used mobile homes:
- It’s important to note that none of the used mobile homes are fully winterized.
- While they do have factory insulation, it typically measures only about 3–5 cm in thickness.
- A “winterized” mobile home is one in which the walls and roof structure feature insulation at least 10 cm thick.
For new mobile homes:
- The new mobile homes are already fully winterized, making them suitable for year-round, permanent residence.
- Adequate insulation, modern doors and windows, and an efficient heating system ensure warmth,
- so they provide maximum comfort even during the colder months.
Winterized mobile home = year-round comfort and habitable even in winter!

Do you inspect the site before delivery?
We always conduct an on-site inspection before delivery. This inspection is carried out by one of the experts from the team involved in the delivery, who personally visits the property to assess the terrain conditions. This process usually takes place on Sundays.
During the on-site inspection, our colleague:
- Examines how the ordered home can be placed in its final location,
- Checks whether any permits are required for the transportation,
- Advises on any necessary groundwork or site preparation,
- Prepares a written report of the assessment.
Important: Our company does not perform the groundwork itself, but we provide helpful guidance to ensure the mobile home’s installation proceeds smoothly and without issues.
How does the transportation take place?
We usually deliver the mobile homes early in the morning by truck and trailer, getting as close to the property as possible. If, based on the expert opinion from the preliminary site inspection, it’s not feasible to access the site by truck due to the terrain conditions, we use a tractor to move the home to its final location. Our experienced specialists always ensure that transportation proceeds smoothly and safely, taking into account the specific characteristics of the area.
Is a mobile home considered a building, even though it is on wheels?
Yes, a mobile home is always considered a building and does not fall under the category of vehicles!
The reason is that a mobile home:
- Does not have a chassis or braking system suitable for motor vehicles,
- Is not suitable for road traffic,
- Can only be moved from one location to another with the help of a transport vehicle.
According to the regulations, a mobile home is regarded as a structure, which is why the rules applicable to buildings apply to it. This is also why these structures are often referred to as prefabricated buildings.
How can I find out if I’m allowed to place the mobile home on my property?
To find out whether you can place a mobile home on your property, we recommend the following steps:

Inquire at your local municipal office about the regulations that apply to your specific property.

What are the consequences if I place the structure on my property without a permit?
If placing a mobile or prefabricated house requires a simplified notification (“egyszerű bejelentés”) or a building permit, but installation occurs without these approvals, the following consequences may arise:
1. Retrospective Approval Procedure (Fennmaradási engedélyezési eljárás):
If the structure meets the local architectural regulations, it can be legalized retrospectively through a “fennmaradási” approval.
- However, during the process, a construction penalty fee will be imposed. The amount is determined by Government Decree No. 245/2006 (XII. 5.) and can represent a significant financial burden.
2. Demolition Requirement:
If the structure or property does not comply with the regulations—for example, the structure does not fit local or zoning requirements—the competent authority may order the owner to demolish it.

However, the costs of the approval process depend on several factors, such as:
- The size of the mobile or prefabricated house,
- The type of structure (e.g., a standard house or one enhanced with custom features, like a terrace or pergola),
- The type of procedure (simplified notification or building permit).
General guideline:
The total cost of the approval process generally ranges between 500,000 and 600,000 HUF (VAT-exempt).

Is it necessary to hire an architect or designer (architectural designer) when installing a mobile home? Do we need a permit from the building authority? Is a building permit required, or should a simplified notification be submitted for constructing a residential house?
The answer: Yes!
According to the current building regulations (Government Decree No. 281/2024 (IX. 30.) on building authority procedures and inspections), there are three cases:
1. Apart from construction activities that can be carried out through a simplified notification (“egyszerű bejelentés”), the construction of a new building requires a building permit if its size exceeds 35 m² of total usable floor area or a ridge height of 4.5 meters (3.5 meters eave height in the case of a flat roof). In other words, any building with a usable floor area larger than 35 m² that is not intended for residential use is subject to a permit requirement.
2. Buildings that do not exceed 35 m² of total usable floor area or a ridge height of 4.5 meters (3.5 meters eave height for a flat-roofed building) can be built without a building permit. However, it is essential to consult the local municipality prior to constructing such buildings to determine whether a municipal appearance notification (településképi bejelentés) is required and, if so, what the content requirements are. (These are always regulated by the local municipal decree.)
3.Construction activities that can be performed via a simplified notification (“egyszerű bejelentés”):
- Construction of a new residential building with a maximum total usable floor area of 300 m², containing only residential functions and supporting premises, provided that it does not require the reinforcement of the foundation of the adjoining building on the neighboring property (attached in a row or semi-detached manner).
- Construction or expansion of an ancillary building serving the residential building, if the completed building exceeds the size permissible without a building permit but does not exceed 60 m² of total usable floor area and a ridge height of 6.0 meters (4.5 meters eave height in the case of a flat-roofed ancillary building).
Important: Before submitting a building permit application or a simplified notification, it is mandatory to consult the chief architect of the municipality (települési főépítész), as each municipality’s ordinance on the protection of the local architectural appearance (Településképvédelmi rendelet) sets out specific requirements regarding the building’s appearance (e.g., colors, materials, roof pitch, fencing, etc.). A statement of consent is required for submitting the permit application or the simplified notification.
For used mobile homes:
- It is not possible to get them approved as a residential building or holiday home. They can only be placed as an ancillary building.
For new mobile homes (prefabricated houses):
- They can be installed as a residential building, which requires a simplified notification.
