BUYING A NEW HOUSE STEP BY STEP

1. Examination of local building regulations

The placement and installation of houses may be subject to local government regulations, so it is important to know these before you buy. Only houses classified as residential buildings can be purchased at 5% VAT, in which case they are subject to the same legislation as brick or lightweight houses. The reduced VAT rate is only available if the land classification allows for residential use. Before purchasing a plot of land, our clients are always offered the opportunity to consult our partner architects, who will define the criteria for installing the building on the land.

2. Making an appointment for a site visit

The professional transport and installation of mobile homes requires specific knowledge and experience, and in many cases the access to the site or the installation of the house is difficult. A member of the expert installation team will therefore carry out a preliminary site visit in each case to determine what landscaping work is required and to suggest the size of the house to be installed. The date of the survey will be agreed upon with the client, and can even take place at the weekends, at a cost of between 40-50,000 HUF depending on the distance. This amount will be deducted from the price of the mobile home upon purchase.

3. Request for quotation / Compilation of order at our site (after appointment)

You can place your order and receive a personalised offer at the Mobile Homes Centre. Customers can choose from a variety of material patterns and can view a range of features and options on the homes on display (e.g., you can order homes with only a fitted kitchen and/or bathroom).

4. Contract signing: 30% advance payment

The order is finalised by signing the contract and paying the 30% deposit. Houses (depending on the manufacturer) are typically delivered within 1-6 months. During this time, it is possible to prepare the utilities and concrete foundation.

5. Landscaping – preparation – installation

For the houses, we recommend the preparation of a solid foundation, 15 cm thick, levelled to the external dimensions of the house (a technical drawing will be provided by us). It is important that the foundation does not rise above the ground. The house will be placed on this with the help of support beams. The house will be raised about 40-50 cm above ground level, unless otherwise requested by the buyer, and it is advisable to encircle this part of the foundation and insulate it with plinth insulation, taking care to ensure that the house is ventilated. For smaller houses, the house can be placed on a strip foundation or on concrete elements according to the customer's requirements.

Once the order has been placed, the final position of the water/sewer and electricity connection points can be determined, so it is worth preparing the foundation with the utilities. The water connection is made with a half-inch pipe, while the house requires a minimum of 1x32, 3x16, or 3x20 Amps. Sewage can be connected with standard 110 plastic ties. The installation of the houses on formwork stones/supporting legs is carried out by our delivery staff, but the water, sewer, and electricity connections are not the responsibility of the installation crew, we can have these done by contracted specialists if required. It is recommended that the water connection between the ground and the house is insulated, and that an electric heating cable is installed and surrounded by pipe insulation (this can be done immediately after).
